MAINTENANCE TIPS

Kitchen

Stoves - Lighting pilot lights is not dangerous unless there is an excessive build up of gas. Gas is supposed to smell in order to alert you that there is a leak. Even slight leaks will have an odor. When lighting a pilot light simply strike a long match to the opening where the gas emanates at the burners. In order to light the oven pilot, turn on the oven to the lowest temperature and have a lit match ready and place it at the opening to the oven burners. PREVENTION = keep your burners clean so that the heads don't get clogged and light pilots after spills.

Refrigerators - There are several ways to defrost your refrigerator. Get an electrical defroster. This can be plugged into an outlet close by and placed in the freezer. Please follow the manufacturer's instructions. You can also place a pan of hot water in the freezer after turning the refrigerator off. This takes some time and several pans of water. In both cases, you must prevent melted ice from overflowing the drip pan and flooding the floor. PREVENTION = do not turn the refrigerator up so high that it is TOO cold. Defrost regularly - before the ice gets several inches thick! NEVER use a sharp object to chip out the ice. Puncturing the walls of the freezer will destroy the refrigerator, and you could be billed for replacing the whole appliance!

Kitchen Sink - Faucets should close tightly without leaking from under the base of the faucet, from the handles or spout or from the pipes under the sink. Drains should empty quickly. If draining is slow, food or other small items could have been washed down the drain. PREVENTION = always use the drain basket to prevent food from being washed into the drain. Never pour grease or solids down the drains. Grease, even in small amounts, can combine with other foods like vegetable fiber and cause clogs. If grease does get into the drain, run HOT water with some dish soap down drain for a few minutes to ensure the pipes are clear. Dispose of all food debris in the trash. Report slow drains to avoid a completely clogged drain. CHECK and report any drain pipe leaking under the cabinet!

Cabinets - Report any cabinet doorknobs which are loose, and any hinges which may be out of alignment or loose. PREVENTION = most knobs can be tightened easily with a screwdriver. Early reporting of these types of problems will prevent doors and knobs from eventually falling off or needing repair or replacement.

Bathroom

Sink - Faucets should close tightly without leaking from under the base of the faucet, handles or from the spout. Drains should empty quickly. If draining is slow, hair or other small items could have been washed down the drain. PREVENTION = wipe out loose hair with tissue and dispose of in the trash versus washing hair down the drain. Report slow drains to avoid a completely clogged drain.

Tub - Faucets should close tightly without leaking from under the base of the faucet, from handles, the spout, or shower head. Drains should empty quickly. If draining is slow, hair or other small items could have been washed down the drain. PREVENTION = wipe out loose hair with tissue and dispose of in the trash versus washing hair down the drain. Wash-on oil products can contribute to clogged drains. Report slow drains to avoid a completely clogged drain. Also, report shower heads which leak constantly. Re-direct shower spray if it is spraying out of shower onto walls or floors. Heat and water spray may cause paint to slightly peel from ceiling and upper walls. This is not a problem; however, if the ceiling has wet water stains, is heavily peeling or disintegrating, and sagging, it could mean there is a leak from above.

Toilet - Toilets should flush completely and fill fairly fast with little noise and no leaking from the tank, handle or base. If a toilet overflows, it means it has been clogged. If there is a leak at the base, or under the tank, there is a problem with seals. A leak from the top of the tank indicates that the fill mechanism has problems. PREVENTION = prevent hard objects from dropping into bowl (a comb will clog the line immediately), and never use excessive paper or use the toilet to dispose of feminine products. Hold flush handle down long enough for the whole bowl of water to drain. Always report details of the specific toilet problem to ensure the technician arrives with the proper tools to repair it. In the event of a leak, turn the water valve off (located at the back and below the toilet).

Walls

It is very important not to damage walls by nailing, taping, or painting them. Picture hangers may be used for hanging pictures or other items. Do not mount or hang candle holders on walls. Watch all walls for damage which may be caused by leaking from above and report it immediately.

General

Some of the most damaging things to apartments are: WATER, CANDLE WAX, SMOKE, BLEACH, PAINT, NAIL POLISH, TRASH, GARBAGE & HAIR (IN DRAINS), DIRT, and FAILURE TO REPORT
